How Property Insurance Can Repair A Damaged Building?

Most business owners who own a building worry about what might happen if their build is damaged by a fire or some other loss. Your business relays on the experience of the agent to design a commercial property policy that will respond to a claim. For most businesses it is important to understand some of the issues around your property coverage and how it applies to a loss.

Replacement cost insurance alone may not rebuild your building back to its original state. Why? Because more than likely there are new building codes that will affect the construction of your new building. Replacement cost insurance is designed to rebuild or replace your building as it was just prior to the loss. It will not cover the extra costs to make the building better if required under updated building codes. For example, it would not cover the cost of adding a sprinkler system, if the new building code required one.

The ordinances and requirements can originate from many sources, local, state or federal.  A common example of a federal construction code is the American with Disabilities Act (ADA), requiring building owners to build with the proper additions to aid disabled people. However, most of the emphasis is on local codes as the local jurisdictions are charged with enforcing the building codes.

There are three parts to most building ordinance coverage:

Coverage for Loss to the Undamaged Portion of a Building– This coverage responds when a covered loss triggers the application of an ordinance or law, but only a portion of the building is damaged. If the undamaged portion of the building is rendered as unusable or condemned by an ordinance, then it would have to be torn down. Thus a total loss of the building would be incurred.

Cost of Demolition– This coverage pays the cost to demolish the undamaged portion of the partially damaged building. (The property coverage responds to demolition and debris removal of the damaged portion of the building).

Coverage for the Increased Costs of Construction– This coverage includes the recovery of costs related to making the building compliant with current building codes. Examples might be updated windows, ADA compliance, greater fire resistive roofing materials and earthquake retrofitting.

Halloween Safety Tips

In the next few days, we will be watching children scramble from house to house in search of the elusive Halloween treat.  However, keeping our kids safe as they are out Halloween night is always a concern.  A little pre-planning can prevent unfortunate accidents that could turn out to be tragic.  Remember, your homeowner’s insurance will cover you in most cases should someone trip and fall on your premises.

Here are some pointers for ensuring your house is a safe place for trick-or-treaters on Oct. 31.

  • Provide healthier treats for trick-or-treaters such as low-calorie treats and drinks. For your guests, offer a variety of fruits and vegetables.
  • Be sure walking areas and stairs are well-lit and free of obstacles that could cause someone to fall.
  • Keep candle-lit jack o’lanterns and luminaries away from doorsteps, walkways, landings, and curtains. Place them on sturdy tables, keep them out of the reach of pets and small children, and never leave them unattended.
  • Remind drivers to watch out for trick-or-treaters and to drive safely.

 

Safety tips for kids

  • Never, ever, go into a house.
  • Costumes should be short enough to prevent children from tripping and falling
  • An adult or an older responsible child should always accompany young children. Even older children should go trick-or-treating with an adult, or with friends.  Never go out alone.

 

  • Only go to homes with a porch light on.
  • Plan costumes that are bright and reflective.
  • Do not eat homemade food.
  • Examine all candy.  If it has been opened, toss it out.
  • Use a flashlight.

Chicago Heat Stress Prevention

As summer approaches, workers all over the State will experience the risk of heat stress.  Heat stress is especially prevalent in the summer months due to climate changes in July and August.

Heat stress is a signal that says the body is having difficulty maintaining its narrow temperature range. The heart pumps faster, blood is diverted from internal organs to the skin, breathing rate increases, and sweating increases, all in an attempt to transfer more heat to the outside air and cool the skin by the evaporation of sweat. If the body can’t keep up, then the person suffers effects ranging from heat cramps to heat exhaustion, and finally to heat stroke.

Prevention Tips

Drink water frequently and moderately.

Take breaks and rest periodically out of the sun and heat.

Eat lightly.

Do jobs that are more strenuous during the cooler morning hours.

Utilizing ventilation or fans in enclosed areas.

Remembering that it takes about 1-2 weeks for the body to adjust to the heat; this adaptation is quickly lost – so your body will need time to adjust after a vacation.

Avoiding alcohol consumption. Many cases have occurred the day after a “night on the town”.

Wear light-colored, cotton clothes, and keep your shirt on; desert nomads do not wear all those clothes for nothing.

How To Survive The Holidays

We are full steam ahead; the Holiday rush has begun. Beyond getting the flu vaccine, there’s a lot you can do to help your body weather the season. Allison Aiello, Ph.D., a professor of epidemiology at the University of North Carolina offer a few words to help us survive the Holidays.

  • Get plenty of sleep.
  • Alcohol use has been associated with an increased risk of certain cancers. If you drink, do so in moderation.
  • As you prepare holiday meals, keep yourself and your guests safe from food-related illness. Keep raw meat, poultry, seafood, and eggs (including their juices) away from ready-to-eat foods and eating surfaces
  • Wash your hands at least three times per day.
  • Before you attend a party or are sitting down to eat a big holiday dinner, make sure to fill up on plenty of water. Water fills you up and is good for you in just about every way.
  • Depression and suicidality increase during the holidays. Watch for signs of depression among your friends and family.
  • Take more walks. Physical activity is the clearest step you can take to benefit your health during the holidays and any time of year.
  • Spicy foods boost your metabolism so enjoy hot peppers, hot sauce, cayenne pepper and the like when cooking your favorite dishes or vegetables.

The Holidays Can Bring Added Risk

Did you get an ugly tie or sweater last year for Christmas?  If this Christmas is a repeat of last year, the good news is that you can probably exchange the gift for something you can actual use.  However, many other ugly things can happen during the holidays that you may not be able to take back.  While the holiday season is a great time to celebrate with family and friends, it can also lead to fire, theft, and losses that will dampen your holiday spirit.

Typical Holiday Mishaps

House fires – Due to increased use of electrical cords, home fires rise during November and December.  Make sure you use only UL approved appliance and electrical cords. Do not over-use outlets to string inside or outside lights.  If you have a natural tree, keep it watered. Invest in a fire extinguisher, and keep it in the kitchen.  The median cost of fire damage due to candles and fireplace claims is around $9,000.

Theft –Criminals love the holiday season because they know you may have expensive items in your home. Keep your doors locked. Do not place gifts next to windows. It is not necessary to post all your holiday purchases on social media.  Disposing of boxes for expensive items can inform criminals what valuables are now inside of your home. When disposing of these boxes, be sure to places them completely inside of your garbage bin or take them to a dumpster.

Use of alcohol – Resist the pressure to drink or serve alcohol at every social event. Designate a driver before the party begins.  Offer non-alcoholic beverages at your party. You are exposed to increased liability claims if someone becomes involved in an alcohol related incident.
